
How Often Should You Service Your HVAC in Central Florida?
The "once a year" rule does not work in Florida
Most national HVAC content recommends a yearly tune-up. That advice is written for climates where the AC runs four months a year. Central Florida is the opposite: our systems run eight to ten months a year, often around the clock from May through September. The wear-and-tear math is simply different here.
Twice a year is the right cadence
For Central Florida homes we recommend two visits annually:
- Early spring (February–March): pre-cooling-season tune-up. Refrigerant check, capacitor test, coil cleaning, drain line flush. Catch problems before they become 105° emergencies.
- Fall (October–November): post-cooling-season inspection. After 5+ months of constant runtime, contactors and motors show wear. This is where preventive replacements happen at predictable cost rather than emergency cost.
Short-term rentals: every quarter
Vacation rentals near Disney run their AC harder than primary residences and have lower tolerance for downtime — a no-cool call mid-stay can cost more in refunds than the system itself. Our short-term rental clients book quarterly, often with us holding spare capacitors and contactors on-property.
New construction: skip the first year, then start
A new system has a manufacturer warranty inspection cycle that overlaps with what a maintenance plan covers. After year one, settle into the twice-a-year rhythm above.
What a real tune-up actually includes
- Refrigerant level and superheat/subcool check
- Capacitor microfarad reading (catches failures before they happen)
- Contactor inspection for pitting and arc damage
- Evaporator and condenser coil cleaning
- Condensate drain flush and float switch test
- Blower motor amp draw and bearing check
- Thermostat calibration
- Written report with findings and recommendations
A "tune-up" that is just a filter change and a glance at the thermostat is not maintenance — it is an upsell visit. Hold your contractor to the list above.
The math on plans vs. one-offs
Two pay-as-you-go visits run about $190–$240. Maintenance plans bundle both for less than that, plus give you priority dispatch and discounted parts. For most Central Florida homes the plan pays for itself the first time it catches a $400 capacitor before it strands you on a Saturday night.
