Most national IAQ advice was written for cold, dry climates where the enemy is dust. In Central Florida, the enemy is moisture — humidity, microbial growth on coils, and biofilm in ductwork. Our IAQ stack is built specifically for that environment.

High-MERV filter upgrade

Most Florida homes ship with MERV 8 throwaway filters that catch dust but miss mold spores, pollen, and bacteria. We retrofit MERV 11 to MERV 13 media filter cabinets — 4-inch deep, replaced twice a year, sized so static pressure stays in spec and your blower motor doesn't get strangled.

UV-C light sterilization

A UV-C lamp mounted at the evaporator coil kills mold and bacteria on the wet coil surface — exactly where Florida humidity grows the most stuff. Brands: REME HALO, iWave, Fresh-Aire. Bulbs replace once a year as part of a Comfort Club visit.

Duct sealing & cleaning

Whole-home dehumidifiers

A dedicated whole-home dehumidifier (Aprilaire 1850, Santa Fe Ultra) ties into the return plenum and holds humidity at 50% regardless of cooling load. Fresh-air ventilation (ERV)

Newer Florida homes are sealed too tight to breathe — CO2 climbs overnight in bedrooms, VOCs from finishes accumulate.
